What this website is

This website is published by Trico Construction, LLC, 981 Howard St, San Francisco, CA 94103, as a description of the work we do and the basis on which it is priced and scheduled. Using it means accepting these terms.

This site is not an offer, and not a contract

Prices, durations, schedules, scopes and service areas published here are planning information for deciding whether to start a project. They are not an offer capable of acceptance and they are not a quotation.

A binding price is the one in a written contract for a defined scope of work, signed by both of us before work begins, as California law requires for residential work. Where anything on this site and a signed contract disagree, the contract governs.

We may change published prices and information at any time without notice. Every published figure carries the date it was last reviewed.

Accuracy, and a note about the city

We take care to keep this site accurate but do not warrant that it is free of error or that every figure is current at the moment you read it.

That applies with particular force to everything on this site about the permit process. Codes, procedures, fees, review timelines and the rules governing accessory dwelling units all change, sometimes substantially. What is written here is a builder’s practical account, written to help you plan. It is not the city’s own information, it is not legal advice, and where it disagrees with the current rules, the current rules are correct.

What you may do with this site

Read it, print it, and circulate it — to your architect, your partner, your lender or anybody else helping you decide. The schedule and price pages are built to print, on purpose.

You may not scrape it, republish it as your own, or present its content as somebody else’s. The text, the charts and the arrangement of this site are ours.

No design, engineering or legal advice

Nothing on this website is architectural design, structural engineering, or legal advice. Those come from licensed architects, licensed engineers and lawyers, for your specific project.

In particular, nothing here is advice about your position as a landlord, about tenant rights, about rent control, or about what you may or may not do with an occupied building. Those are consequential legal questions in San Francisco and they need somebody who does that for a living. We are builders and we will say so rather than guess.
